PAYMENT POLICIES

STAYS FOR 2025:

Effective for reservations MADE starting 3/28/25 (please review your confirmation for reservations made prior to this date)

PAYMENT POLICIES

  • At least one person per reservation must be 21 years of age or older
  • 50% Deposit upon booking
  • For Stays arriving starting the 3rd Monday in June until the day before Labor Day, the final 50% is due 120 days before arrival
  • For Stays arriving Labor Day until the 3rd Sunday in June, the final 50% is due 60 days from arrival, 
    • Payments by Check, Money Order, Wire Transfer, Traveler’s Check, Master Card, VISA, Discover, or American Express are accepted
    • In addition to the rates described, there is a 5% Massachusetts State Tax and a 6.7% Local Rooms Tax

TRAVEL ADVISOR POLICIES

10% commission on overnight accommodations (pretax) all season excluding holidays and festival periods.  Group or wedding block bookings are non-commissionable.

Commissions will be processed automatically within 30 days after your guest’s departure.

CANCELLATION POLICIES

  • For Stays arriving starting the 3rd Monday in June until the day before Labor Day:
    • Cancellations made 120 or more days from arrival are refundable less 10%
    • Cancellations made within 120 days of arrival are non-refundable for any reason unless (1) cancellations are received in writing by our reservations office and (2) if we are able to re-book your reservation over the entire duration of the canceled reservation and receive the same full payment as you paid for your accommodation and the resort is completely sold out for all the nights of your reserved stay, we will issue you a full refund less a 10% administrative fee.

  • For Stays arriving starting Labor Day until the 3rd Sunday in June:
    • Cancellations made 60 or more days from arrival are refundable less 10%
    • Cancellations made within 60 days of arrival are non-refundable for any reason unless (1) cancellations are received in writing by our reservations office and (2) if we are able to re-book your reservation over the entire duration of the canceled reservation and receive the same full payment as you paid for your accommodation and the resort is completely sold out for all the nights of your reserved stay, we will issue you a full refund less a 10% administrative fee.

PLEASE NOTE:

  • Vacancies caused by early departures are considered to be cancellations and full payment of your reserved stay is expected and non-refundable.  Late cancellations have a significant impact on us due to our island location and seasonal nature.
  • We understand emergencies can come up last minute that are unexpected.  We highly recommend travel insurance (see above link) to protect your investment as we must adhere to our cancellation policies to all guests.
  • Check-in time is at 4:00 p.m.
  • Check-out time is at 10:00 a.m.

If the boats are operating to/from Hyannis, we expect guests to arrive as expected whether or not they planned to arrive by boat or plane. If all boat transportation to/from Hyannis has been canceled, including the traditional car and passenger ferries and the fast ferries, with no trips operated at all on a given day, then a credit toward a future stay – or refund – will be issued for that night’s lodging. Once transportation services resume, guests are expected to arrive for the balance of their reservation. Travel delays, air cancellations, missed connections, medical or any other travel issues will not merit any credits or refunds. As mentioned above, these potential unforeseen problems are best addressed with travel insurance. In the unlikely event of a hurricane or severe weather conditions, refunds will only be considered after the storm and only if two or more nights are unable to be occupied after the storm.
